Lifecycle Manager

Inverness

Permanent, Full time, 40 hours per week, Monday to Friday

Salary up to £39,000 per annum

About the role:

We are looking for a Lifecycle Manager to join our team here in Inverness. The role in mainly office based with some travel required to our 10 schools across the highlands. The main duties will be to assist the Contracts Manager in the financial and commercial management and delivery of all the Lifecycle elements of the contract, as directed.

  • Produce reporting to clients of Planned and Lifecycle works to be undertaken, capturing financial costing that will occur and preparing quotes from suppliers, in line with the relevant thresholds, and ensuring we offer best value for money.
  • Undertake annual conditional surveys of commercial and domestic buildings, creating professional reports per premises to articulate detailed requirements of works to be completed.
  • Project lead for many of the larger value works – liaising with schools, clients, contractors, arranging project plans, chairing meetings when required.
  • Completion of ad hoc Lifecycle Extra submissions which have been excluded from the annual conditional survey reports.
  • Overall management of annual Minor Maintenance programme and spend, Small Works Order and Change Order programme for works raised by the client providing costings, managing suppliers and internal Mears team to carry out works, providing timely updates.
  • Support the General Manager and Contracts Manager with the contract P&L, linking in with Planned Major and Minor works ensuring that budgets are met.
  • Utilise internal IT systems to log, track and capture asset replacements, and ensure works are invoiced out in a timely manner on completion of works.
  • Meet with subcontractors, ensuring that monthly review meetings take place, that the best price is achieved and works carried out are to the highest standard.
  • Ensure that routine inspection of works are undertaken to ensure all H&S protocols are being met and works carried out have been done to the highest standard.
  • Work closely with both office administrator and PPM co-ordinator to ensure clear plans of all scheduled works are shared and understood.

Role Criteria:

Essential Skills

  • Experience in project managing lifecycle works in a maintenance environment
  • Experience of leading teams providing customer service delivery in a maintenance environment
  • Understanding of the commercial and financial aspects of a contract
  • Extensive knowledge of H&S requirements
  • Effective communication both verbally and written
  • Full UK driving licence

Preferred skills

  • Knowledge of completing conditional surveys in a commercial environment

To drive a Mears vehicle, you must be aged over 21 have held your licence over 3 months and have less than 9 points.
