About the Role:
We are currently seeking an experienced and motivated Planned Works Supervisor to lead delivery across a social housing contract in Leeds. This is a hands-on, field-based leadership role where you will oversee planned investment works across occupied and void properties, ensuring programmes are delivered safely, on time, to budget, and to a high standard.
This is an excellent opportunity to join a well-established contract with a strong forward programme of works and a growing local presence. You will play a key role in improving the quality, safety, and condition of homes for residents, making a tangible impact within the community.
Duties:
• Supervise the day-to-day delivery of planned works programmes across social housing properties
• Ensure works are completed safely, efficiently, and in line with specification, quality standards, and contractual requirements
• Carry out regular site inspections to monitor progress, quality, and compliance, addressing any issues promptly
• Coordinate and manage operatives, subcontractors, and resources to meet programme deadlines
• Plan and manage work schedules to minimise disruption to residents and stakeholders
• Ensure full compliance with Health & Safety legislation, COSHH, risk assessments, and company procedures
• Undertake quality checks and ensure any defects or remedial works are completed in a timely manner
• Lead, support, and performance-manage operatives, providing day-to-day guidance and coaching
• Identify training needs and support the ongoing development of the team
• Apply HR policies consistently, including attendance, conduct, and performance management
• Monitor and manage company assets including vehicles, tools, PPE, and site equipment
• Oversee materials ordering, usage, and stock control to support cost-effective delivery
• Use internal systems and reports to track progress, performance, and productivity
• Act as a key point of contact for residents, ensuring clear communication and effective resolution of issues
• Liaise with client representatives, subcontractors, and suppliers to support smooth programme delivery
• Support contract mobilisation, compliance audits, and continuous improvement initiatives
• Assist with budget monitoring, forecasting, and identifying efficiencies within the planned works programme
• Provide supervisory cover across the contract during periods of absence or peak workload
• Attend toolbox talks, site meetings, training sessions, and formal company meetings
• Ensure all activity reflects company values and maintains a professional image at all times
Role Criteria:
• Previous experience in a Planned Works Supervisor or similar supervisory role within social housing, construction, or property maintenance
• Proven experience managing planned works programmes such as kitchens, bathrooms, decent homes, refurbishments, or capital investment works
• Strong track record of managing, monitoring, recording, and reporting Health & Safety and compliance across planned works sites
• Experience delivering works in occupied properties, with the ability to manage resident communication and minimise disruption
• City & Guilds or equivalent qualification in a relevant trade discipline
• Full, valid UK driving licence
• Strong understanding of Health & Safety legislation, including COSHH, RAMS, and site compliance
• Working knowledge of Schedule of Rates and cost control within planned works programmes
• Excellent interpersonal and communication skills, with confidence engaging residents, clients, and stakeholders
• Proven people management skills with the ability to lead, motivate, mentor, and develop operatives and subcontractors
• Strong customer focus with a commitment to quality, safety, and service excellence
• Solution-focused and results-driven approach to programme delivery
• Strong planning, coordination, and organisational skills
• Ability to make sound decisions under pressure and manage competing priorities
• Confident negotiating and influencing skills across internal teams and external partners
• IT literate, with strong written and verbal communication skills
